A verified, escrow-backed, lawyer-reviewed, police-linked real estate platform. Here's every layer of protection we've built.

Layer 1 — Identity Verification (Both Parties)

Every property owner and every renter/buyer must verify their identity before any transaction begins. Verification is a 3-step manual process: upload a government-issued photo ID (National ID, Driver's Licence, Voter's Card, or International Passport), submit a live selfie for face comparison, and confirm your phone number via OTP. A next-of-kin declaration adds a third layer of accountability. Our internal team reviews every submission within 24 hours. NIMC API integration is planned for a future phase and will add automated verification without changing anything users see.

Layer 2 — Property Title Verification

Before a listing goes live, our internal team — supported by a panel of NBA-registered lawyers — verifies the property's title documents against state land registry records. We check for encumbrances, government acquisition zones, ownership disputes, and document authenticity. Only properties that pass this review appear on the platform.

Layer 3 — Lawyer Panel

All buy transactions and commercial leases include a review by a Popson-panel lawyer registered with the Nigerian Bar Association (NBA). The lawyer reviews title documents, drafts or reviews the transaction agreement, and certifies the deal before funds are released from escrow. Legal fees are charged separately from the platform fee.

Layer 4 — Escrow-Protected Payments

All transaction funds are held in a CBN-compliant escrow account — ring-fenced, never commingled with Popson's operational funds. Funds are released only when both parties confirm handover on the platform. 90% goes to the property owner; 10% is Popson's platform fee. If a listing is found fraudulent after payment, the full amount is refunded.

Layer 5 — Nigeria Police Force CID Liaison

Popson Geospatial Services maintains a formal MOU with the Nigeria Police Force Criminal Investigation Department (CID). When a fraud complaint is raised, the platform automatically generates a case file containing the verified identities of both parties, the property records, and the full transaction trail — and submits it to the NPF liaison. Victims no longer need to "prove" fraud from scratch.

Layer 6 — Geospatial Intelligence

Every property is pinned to a precise GPS coordinate. Listing photos must be geo-tagged and taken at the property location — we validate EXIF coordinates against the declared address (within 200m). The interactive map lets you search by state, LGA, or draw a custom area. Future layers will add proximity intelligence: schools, hospitals, police stations, and infrastructure.

1. Who We Are

GeoEstate is a geospatial real estate marketplace operated by Popson Geospatial Services. Our platform connects verified property owners with verified renters and buyers across Nigeria. We are committed to protecting your personal data in compliance with the Nigeria Data Protection Act 2023 (NDPA) and the Nigeria Data Protection Regulation (NDPR).

2. What Data We Collect

We collect the following categories of personal data when you register or use our platform:

Identity data: Full name, date of birth, gender, government-issued ID (National ID Card, Driver's Licence, Voter's Card, or Passport)
Contact data: Phone number, email address, residential address
Biometric data: Live selfie photograph (used only for manual face comparison against your ID document)
Financial data: Bank account details for receiving payments (property owners only); transaction reference numbers
Property data: Property address, title documents, geo-tagged photographs
Next of kin data: Name, phone number, relationship
Usage data: Pages visited, search queries, device type (collected anonymously)

We do not collect or store raw National Identification Numbers (NIN). Identity verification is conducted manually by our team using uploaded documents.

3. Why We Collect Your Data

We collect and process your personal data for the following lawful purposes:

Identity verification — to confirm you are who you say you are before allowing property listings or transactions
Fraud prevention — to detect and prevent fraudulent listings, impersonation, and illegal fee demands
Transaction processing — to facilitate payments, generate agreements, and coordinate handovers
Legal compliance — to comply with Nigerian law, including the Money Laundering (Prevention and Prohibition) Act 2022 and the NDPA 2023
Law enforcement cooperation — to provide verified identity records to the Nigeria Police Force CID when a fraud complaint is filed, as disclosed in our consent agreement
Platform communications — to send you verification updates, payment confirmations, and transaction alerts

4. How Long We Keep Your Data

We retain your personal data for as long as your account is active. If you close your account, we retain your data for 7 years in compliance with Nigerian financial record-keeping requirements. Biometric selfie data (face photographs) is retained for 2 years from the date of submission, after which it is deleted. Transaction records are retained for 7 years.

5. Who We Share Your Data With

Other verified platform users: Your verified badge and first name are visible to other verified users when you initiate a transaction. Your full contact details are only shared after both parties confirm interest.
GeoEstate lawyer panel: NBA-registered lawyers assigned to your transaction receive your verified identity and property documents as required to process the transaction.
Nigeria Police Force CID: In the event of a fraud complaint or dispute, your verified identity records and transaction trail are shared with the NPF Criminal Investigation Department. You consent to this when signing the platform consent agreement.
Payment processors: When Paystack is integrated (Phase 2), your bank account details are shared with Paystack solely for the purpose of processing transactions.

We do not sell your personal data to third parties. We do not share your data with advertisers.

6. Your Rights Under the NDPA 2023

As a data subject under the Nigeria Data Protection Act 2023, you have the following rights:

7. Data Security

We implement appropriate technical and organisational measures to protect your personal data against unauthorised access, disclosure, alteration, or destruction. All data is transmitted over HTTPS. Document uploads are stored securely. Access to personal data is restricted to authorised GeoEstate staff on a need-to-know basis.

8. Cookies

GeoEstate uses only functional cookies — specifically localStorage — to remember your theme preference (light/dark mode) and session state. We do not use advertising cookies or third-party tracking cookies.

9. Changes to This Policy

We may update this Privacy Policy as our platform evolves or as Nigerian law changes. We will notify registered users of material changes by email or SMS at least 14 days before the change takes effect. The current version is always available at this page.

10. Complaints

If you believe we have handled your personal data in a manner that violates the NDPA 2023, you may file a complaint with the Nigeria Data Protection Commission (NDPC) at ndpc.gov.ng. We encourage you to contact us first at popson0205@gmail.com so we can resolve the matter directly.

Terms of Service

Effective date: 7 June 2026 · Popson Geospatial Services · These terms govern your use of the GeoEstate platform.

1. Acceptance of Terms

By registering on or using the GeoEstate platform (the "Platform"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Platform. These terms apply to all users — property owners, renters, buyers, and lessees.

2. The Platform

GeoEstate is a technology platform that facilitates connections between verified property owners and verified renters/buyers in Nigeria. GeoEstate is not a real estate agent, broker, or property manager. We do not own any property listed on the Platform. We provide the technology, verification infrastructure, and transaction coordination — the contract is between the owner and the renter/buyer.

3. User Eligibility

You must be at least 18 years old to use the Platform. You must provide accurate, complete, and truthful information during registration and verification. You must be a Nigerian resident or have a valid Nigerian address to list or transact on the Platform.

4. Identity Verification

All users must complete identity verification before listing a property or initiating a transaction. Verification requires submission of a government-issued photo ID, a live selfie, and a next-of-kin declaration. Submitting false, forged, or misleading documents is a criminal offence under Nigerian law and will result in immediate account suspension, reporting to the Nigeria Police Force CID, and potential prosecution.

5. Property Listings

Property owners warrant that: (a) they are the lawful owner of the listed property or have legal authority to list it; (b) all submitted title documents are genuine and unencumbered; (c) all property information, photographs, and pricing are accurate. GeoEstate reserves the right to remove any listing that fails verification or is found to be misleading, fraudulent, or in breach of these terms.

6. Platform Fee

GeoEstate charges a 10% platform fee on every successfully completed transaction. This fee is deducted from the total transaction amount before the property owner receives their 90% share. The platform fee is non-negotiable and non-refundable once a transaction is completed. The fee covers verification, transaction coordination, document management, lawyer panel access, and NPF liaison services.

7. Prohibited Conduct

The following are strictly prohibited on the Platform:

❌ Requesting, demanding, or accepting any payment outside the GeoEstate platform
❌ Charging any fee not disclosed in the platform's fee structure
❌ Listing a property you do not own or have authority to list
❌ Submitting false or forged identity or property documents
❌ Impersonating another person or a GeoEstate staff member
❌ Using the Platform to facilitate money laundering or any illegal activity
❌ Harassing, threatening, or intimidating any other user
❌ Circumventing the verification process by any means

Violation of any prohibition may result in immediate account suspension, forfeiture of any funds in escrow, reporting to the Nigeria Police Force CID, and civil or criminal legal action.

8. Payments & Refunds

All payments must be made through the GeoEstate platform. During Phase 1 (pre-Paystack integration), payments are made by bank transfer to the GeoEstate designated account with a unique reference code. Funds are released to property owners only after handover is confirmed by both parties on the Platform. If a listing is found to be fraudulent after payment but before handover, the full amount is refunded to the renter/buyer within 5 business days. Disputes are handled per Section 10.

9. Lawyer Panel

GeoEstate maintains a panel of NBA-registered lawyers who are assigned to high-value transactions (buy transactions and commercial leases above ₦5,000,000). Lawyer fees are charged separately from the platform fee and are disclosed before assignment. GeoEstate is not a law firm and does not provide legal advice. Lawyers on the panel are independent professionals.

10. Dispute Resolution

If a dispute arises between a property owner and a renter/buyer, either party may file a complaint through the GeoEstate dispute form. GeoEstate will review the complaint within 2 hours and attempt to mediate. If fraud is confirmed, GeoEstate will submit a case file to the NPF CID containing the verified identities of both parties and the full transaction trail. For civil disputes, GeoEstate may refer the matter to a panel lawyer for arbitration. GeoEstate's decision on dispute resolution is final for the purposes of escrow fund release.

11. Limitation of Liability

GeoEstate is a technology platform and is not liable for: (a) the condition or quality of any property listed; (b) the conduct of any user after identity verification; (c) losses arising from transactions conducted outside the Platform; (d) delays in verification or fund release caused by circumstances beyond our control. GeoEstate's total liability to any user for any claim arising from use of the Platform shall not exceed the platform fee paid in respect of the relevant transaction.

12. Governing Law

These Terms of Service are governed by the laws of the Federal Republic of Nigeria. Any dispute arising from these terms that cannot be resolved through the Platform's dispute resolution process shall be subject to the jurisdiction of the courts of Lagos State, Nigeria.

13. Changes to These Terms

GeoEstate may update these Terms of Service from time to time. We will notify registered users of material changes at least 14 days before they take effect. Continued use of the Platform after the effective date constitutes acceptance of the updated terms.
